Single story homes are in the most demand for a few reasons. Never before have I heard a client say that they needed a two story home. It is always that they would consider a two story home but a single story home was the priority.
Single story homes meet the needs of almost all buyers. They work for the 55+ demographic who are looking more at something they wouldn’t mind spending their retirement years enjoying. They typically don’t prefer stairs to aggravate that bad hip or knee. They also work for the young family who doesn’t want to deal with the hassle of making sure their toddlers don’t go tumbling down the stairs, etc.
Single story homes are more energy efficient. In the summer months there isn’t the excessive space overhead to keep cool when it is triple digits outside. There are only around 23 lots available at this location and a Wathen Castanos representative told me yesterday that about half of the lots are already spoken for even though the models are the only ones that are fully finished at this time. I wish I would have visited these homes earlier in the year as they seem like they will not last long. If you are looking for an estate sized home on an estate sized lot in north Clovis then you need to consider The Reserve. I don’t have any pricing info on these homes but it is probably in the $600,000-$800,000 range. Leo Wilson is building at Harlan Creek just to the south of The Reserve. Wilson has many homes built out there already and construction crews seem to be working at a fierce pace on that development. I was told by a Wilson representative yesterday that the Windsor and Reagent Park homes are going in at Harlan Creek.

Driving through the neighborhood this morning it dawned on me why the Historic Wawona Ranch Homes with three car garages sell quick in Clovis CA. 93619. Half of the homes had cars in the driveway with garage doors open after 10 AM on a weekday. I spoke with one of the homeowners on Dewit and he attributed it to some of the homeowners being retired. Why wouldn’t you want to retire Here? Well I am glad that you asked. These homes are mostly single story so there are no stairs to climb and aggravate your knees or hips if you are 55+ years of age.
Not only are they single story but they all come with thee or more garage spaces. If you visit a new home development it is very hard to find a brand new single story home with a third car garage option when the house is over 2,000 sq. ft. There simply isn’t room for the 3rd car option on a larger single story plan due to the home and garages not fitting on the tiny lots. Builders are building homes on smaller lots to make more money and to appease the state and fed regulators. The government is pushing green dollars through subsidies that promote higher density developments. The general plan calls for higher density residential moving forward and less urban sprawl. If more people live closer together then maybe they will use public transportation and cut down on their carbon footprint. I’ve spoken with a Fresno City Councilman and they confirmed this.
The three car garage option is awesome but just as important is the location. If someone wanted to buy a new single story home with a 2 car garage option they would probably need to look in the Loma Vista area by Clovis East High School. But this neighborhood is just to the east of Buchanan High School and the Buchanan Educational Complex. This community combines the best of the Wathen Castanos Buchanan Estates homes and the Leo Wilson Rivage and Wyndover homes. A lovely tree lined street separates the Wathen and Wilson homes on the north and south with round abouts for ease of commute and less stop signs.
For those who are active the Dry Creek Trail borders Historic Wawona Ranch on the east side. This is a popular walking/running/biking trail that connects with other trails. Bordering the west side of Historic Wawona Ranch is Buchanan High School. The stadium is better than most community college facilities and many people walk and run around the track and stadium when students are not using the facility.
Of the four properties that have sold here in the past six months, they have sold in an average of 16 days on the market. Currently there are only two homes actively listed for sale. Both of them are 5 bedroom 3 bath homes and slightly over 3,000 sq. ft. The one on Omaha is listed for $599,999 and the other on N. Dewit is listed for $591,000.
