Strolling through new housing communities around town can seem redundant at times. Sometimes you feel claustrophobic going from cramped house to cramped house on less than ideal sized lots like you are driving a Yugo instead of a Lincoln. This wasn’t the case when I previewed the Benchmark Community at Harlan Ranch called Vantage. I was thoroughly impressed by the large and open floor plans in all of their model homes. At this location, there are five-floor plans to choose from ranging from 2,256-3,331 sq. ft. These homes have four to six bedrooms. If you don’t mind being in northeast Clovis and you don’t mind paying an HOA fee of $132 a month, then you should seriously check out this place. The HOA fee goes to pay for the Olympic size community pool, clubhouse, green areas, playground and gated community. Most of the lots are around 7,000 sq. ft. Here are some of the features I thought were especially nice about these homes; 9 foot ceilings throughout, wood trimmed window sills, 7.25 inch baseboards, plank style interior doors, brushed nickel hardware, cast iron tubs, optional outdoor fireplaces, 5 burner gas cooktop with professional canopy hood, USB ports in the kitchen, and Rinnai tankless hot water heaters.
Keep in mind that with all new construction/model homes, do not view them by yourself. Take me! I would be happy to accompany you. The reason I say this is that if you don’t have an agent with you when you walk into their model homes they typically do not let your agent represent you on the buying side. You may think that is not a problem initially. However, if you think about it, their sales staff is looking out for the seller/homebuilder’s best interest primarily. Can an attorney represent both a plaintiff and defendant? No, they cannot because it is a conflict of interest. In real estate world, agents can still represent both buyer and seller but I would not recommend that the agent or salesperson is representing both parties.
