The development formerly known as Brighton Crest is now known as Eagle Springs due to the change in name of the country club. The 140 acre country club is nestled into the Millerton Lake foothills of Friant CA. with large custom homes sprinkled throughout. With Table Mountain Casino and Millerton Lake close by, this rural community isn’t as secluded as you would think.
The Johnny Miller Signature 18 hole championship golf course has 6,900 yards of fairways. The setting plays into the natural landscape with rolling hills, large oak trees and rock outcroppings. Prices to play this course vary from about $50-75 and if you want to buy a membership those are going from $3,000-$5,000 depending on age. If you’ve dreamed of living on a fairway, Eagle Springs Golf and Country Club may be the place for you. While there is a 8,300 sq. ft. home on the market for $3.5 million, there are some homes under 3,000 sq. ft. in the $500-$600,000 range when they come available.
There have not been any sales in here within the past six months so I pulled the sold data from 1/1/17 and beyond. There were three sales in the past 12 months. Those sales were between 4,500-7,400 sq. ft. with sales prices ranging from $650,000 – $955,000. The sold properties have averaged $170 per sq. ft.
There are currently five active listings in this community. These homes range from 3,200 – 8,300 sq. ft. with asking prices ranging from $600,000 – $3.5 million. The active listings have an average price per sq. ft. of $250 however if the large 8,300 sq. ft. listing is taken out of that calculation they only average $207.
Perhaps even more telling than the listings or sold homes in the past year is the number of expired listings. There have been six expired listings in the past year which is double the number of sales. This isn’t too surprising given the fact that there is no major industry or employment in the area of Friant CA. Possibly another factor is that the school district is Sierra which is based out of Auberry/Prather and not Clovis Unified. Two of the listings stated that there was a possible school district boundary being redrawn and Clovis Unified schools was a possibility. Another listing claimed that if you worked in Clovis that it is possible to get your kids a transfer to Clovis Unified.
