If you were to come see the Wathen & Wilson Historic Wawona Ranch Homes for Sale in Clovis CA. 93619, you would not be disappointed.  Alternately, if you were looking for an update of what is happening in the coveted Historic Wawona Ranch community regarding recent home sale and prices, look no further!  I frequently come back to this development because it seems like such a nice place to live with mostly single story homes and classy elevations, architecture and curb appeal galore.  Wading through the current low inventory crisis it is often that you will find that there have been few to no sales or few to no active listings in specific neighborhoods.  I found that there was enough real estate activity going on within this community that it was time for a quick update or market snapshot.

Looking at 152 Omaha Ave. I am surprised to see that this five bedroom and 3,076 sq. ft. home sold for a bargain price of $515,000.  I’m sure the neighbors are not happy about this sale.  This home was on the market for 238 days (way above the normal marketing time in this market) and was originally listed for $610,000.  After multiple price reductions it was last listed at $544,900 before it sold for $515,000, 94.51% of the last listed price.  Really the only knock on this home that I can see is that the backyard had no grass and was mostly dirt with some shrubs and trees.  Other than that, the only thing that I can see as a negative is that it backs up to a large parcel of land that will eventually be commercial/mixed use so you won’t really know who your neighbor is and if it will inconvenience any residents in the current neighborhood.  This Omaha house sold on 5/30/18 for a price per sq. ft. of $167, which is the lowest of all the five sales in the past six months.

The other four sales ranged from $183 – $219 per sq. ft. or from $470,000 – $705,000.  One home is pending in escrow at $689,000 and $215 per sq. ft.  There are only two homes that are actively listed for sale in MLS at this time.  Both of them are showing recent price reductions.  These two homes are both the 2,772 sq. ft. plan and they are asking about $515,000 and $505,000 for these remaining homes.

Perhaps the market is softening a bit for this neighborhood which is basically double the price of the average home sale in the Fresno/Clovis city limits.  It may be a good time to get yourself into one of these thoughtfully designed homes now that the summer buying season is starting to come to a close.  I know that personally I want to be in a home like these some day with a single story floor plan, a safe neighborhood and located close to shopping conveniences.
