It is a strange time where no homes are actively on the market in the highly coveted Historic Wawona Ranch.  The last home to be on the market only lasted 8 days according to MLS.  That is a significantly shorter length of time than the average days on the market for the greater Fresno/Clovis area of three to four months.

Okay perhaps the entire Wilson & Wathen Wawona Ranch Homes Selloff in Clovis CA. 93619 is a bit of a misnomer.  But I don’t consider the title to be clickbait so let me explain.  I come back to this neighborhood frequently because I like the homes that are found in here plus the location.  So when I did a map search to see what kind of activity was going on here I was a bit surprised.  Of the roughly 250 homes in this community there was a glaring characteristic.  All of the real estate activity in this community was along the southern border only.  In fact, of all four sales and the one active listing, four of them were on the same street.  The only one not on the same street was on a corner that bordered that same street of Omaha.

This discovery was bizarre to me, but only for a split second or two.  Probably over six months ago I had heard that the large land parcel to the south of this neighborhood, consisting of Wawona Farms stone fruit and facilities, was going to be sold off at a very good discounted, undisclosed price to local church.  I cannot remember off the top of my head but if I remember correctly it was something like 50-80 acres of land. I was hearing things like mixed commercial use on the border of the property and a huge mega church with whatever else goes along with that too.

So the string of people selling along the southern border decided it was a good time to make a move.  No longer would their neighbor to the south be a quiet and peaceful peach orchard.  Their future neighbors would be loud heavy equipment operators for years while the property is built out.  All day church league sports tournaments, a sea of cars going in and out of the property throughout the week and not just on days of worship would be the new neighbors.  Most of the residents in this Historic Wawona Ranch community are retired and or work from home.  They have lived a good 15 years here and some may be looking to downsize.

🏠What Steps to Take to Prepare My Home in Buchanan Estates Clovis CA for Sale

When upgrading, you do not need to replace everything. If your kitchen appliances are still working, you can clean them to make them look fresh and new. However, if your furniture or appliance already shows signs of prolonged use, then you have to replace them.

You can go to thrift stores for appliances that are affordable. Make sure to have them tested in the store before you buy them to save you time and effort. Also, choose an appliance that has easy to understand controls. Complicated menus and controls can put off some buyers, especially if your target market is adults and retirees.

3. Never underestimate the power of staging

Remove personal photos, a plaque of achievements or any personal items that are still on display. Remove religious or political items on display that can make your potential buyers feel uncomfortable. In other words, de-personalize as much as you can.

Remove unnecessary furniture. Rearrange your furniture in a way that makes your house spacious. Do not place any furniture that will block your windows and doors.

When staging, it is important that you think of a theme and apply it in your entire space. Stick to neutral colors. You may use bold, solid colors only when you are entirely sure of it.

4. Make minor repairs

If it’s a seller’s market, you can sell your home in its present condition without expecting to receive meticulous remarks from buyers. However, in a regular market, repairs can certainly help the outcome of your sale.

A few repairs you can easily do

  • Make sure that all bulbs are brand new.
  • Replace leaky faucets and showerheads.
  • Polish your door hinges. Replace if necessary.
  • Paint your walls with neutral colors (try something new like sage green or bittersweet chocolate).
  • No holes in the walls, please!
  • Pay attention to your carpet. Neutral carpeting is always your best bet.
  • Replace chipped or cracked bathroom or kitchen tiles.
  • Get rid of dated wallpapers.
  • Say goodbye to your textured ceilings.
  • Replace your doorknobs.
