I decided to take a look and see what the recent sales and active listings showed in regards to pricing.  I was sort of blown away that 94 homes came up as sold properties in the past six months or those that are active or pending in escrow.  I have not even begun to look at the pricing as I’m still wrapping my head around the volume of transactions here during this current low inventory market.

58 homes have sold over the past six months.  The highest sale was for $799,500 but that is sort of an outlier as most homes in here are smaller tract homes (Wathen Castanos or Leo Wilson homes) on small lots.  But there are some custom homes built by Elite that are pushing the pricing north.  Of the sold homes the lowest went for $242,950 and the median sales price was $300,500.  The average sized home that sold was 1,755 sq. ft. and the average price per sq. ft. was $190.

If you are looking for a neighborhood with a great Christmas lights display the Candy Cane Lane or Cindy Lane homes Christmas lights in Clovis CA. 93611 will not disappoint.  This neighborhood is also known as Wawona Ranch Estates when it is not lit up and it is the north west corner of the Peach and Alluvial Ave.  You will have the opportunity to drive slowly through the neighborhood with your lights off and stay in your warm comfy vehicle to view the display.  However, if you are feeling like getting a bit of exercise you can also walk the neighborhood too.  Thirdly, if neither of those options excite you there is normally a horse drawn carriage ride that you could pay for too.  It is more like a large sleigh ride than a carriage with a covered roof.

If you want to walk the lane and don’t know where to park there is a large area to park along Railroad Park on the street and then head directly west, crossing over Peach Ave. to enter the neighborhood.  Walking the lane is my preferred way to take in all of the lights as you won’t block traffic on foot taking extra time to admire all of the lights.

Along the way you will find some families outside in their front yards or driveways enjoying the festive lights and atmosphere.  Some people sit around portable camp fire rings in their driveway.  Plan on brining some cash as a few homes have hot chocolate stands set up with dessert options, churros, etc.  There are no sidewalks in this neighborhood so all walking takes place on the streets.

Those who can fix up their homes by themselves or mostly by themselves could make a profit in this market.  I recently heard someone who is handy say that they wanted to find a home that was in need of repairs.  They would repair it with modern touches and then eventually sell it and buy the next fixer.  Each time they would take a bigger chunk of equity and apply it to the next purchase until eventually they wouldn’t have a mortgage and could buy a house for cash, etc.  Now that is a nice plan as long as the market is in a long bull run as we have witnessed for almost the past decade.  However if the market stays stagnant or crashes then this plan would need to be altered most likely.

This plan would probably only work if they waited at least two years before selling and buying another house due to capital gains laws.  If you live in a house for 2 out of the past 5 years you can receive up to $500,000 in gains without paying any capital gains taxes if you are married and live in CA.  So it isn’t a typical fix and flip game plan where the property is disposed of ASAP.

But the real intent of this blog was asking yourself if you are handy and capable of fixing up a home that you purchase.  I know that when my wife and I bought our first house the home projects were initially fun.  The fun lasted for about three months when we had finally changed the colors of 3 bedrooms and a bathroom.  Those who buy homes to fix up are grinders at heart.  They are not the type that needs to watch their favorite show or sitcom every evening.  They are working hard with their hands afterwork and after hours into the night.  Not only does it require the know how but the will to follow through.  My home is 25 years old and many aspects of it could be upgraded or updated.
