Okay perhaps the entire Wilson & Wathen Wawona Ranch Homes Selloff in Clovis CA. 93619 is a bit of a misnomer.  But I don’t consider the title to be clickbait so let me explain.  I come back to this neighborhood frequently because I like the homes that are found in here plus the location.  So when I did a map search to see what kind of activity was going on here I was a bit surprised.  Of the roughly 250 homes in this community there was a glaring characteristic.  All of the real estate activity in this community was along the southern border only.  In fact, of all four sales and the one active listing, four of them were on the same street.  The only one not on the same street was on a corner that bordered that same street of Omaha.

This discovery was bizarre to me, but only for a split second or two.  Probably over six months ago I had heard that the large land parcel to the south of this neighborhood, consisting of Wawona Farms stone fruit and facilities, was going to be sold off at a very good discounted, undisclosed price to local church.  I cannot remember off the top of my head but if I remember correctly it was something like 50-80 acres of land. I was hearing things like mixed commercial use on the border of the property and a huge mega church with whatever else goes along with that too.

So the string of people selling along the southern border decided it was a good time to make a move.  No longer would their neighbor to the south be a quiet and peaceful peach orchard.  Their future neighbors would be loud heavy equipment operators for years while the property is built out.  All day church league sports tournaments, a sea of cars going in and out of the property throughout the week and not just on days of worship would be the new neighbors.  Most of the residents in this Historic Wawona Ranch community are retired and or work from home.  They have lived a good 15 years here and some may be looking to downsize.

I wanted to see what new construction was going in between DeWolf and Locan north of Hwy 168.  It had been a while since I had been out there and I was interested in seeing the progress.  I was only intending to visit two different builders/communities but as it turns out I visit four different builder/communities with new construction development.  Originally I wanted to see the Wathen and Wilson community progress but before I knew it I was taking photos of the Benchmark or Century homes and as I wound my way home on Locan I was able to preview the Granville Deauville East community as well.

So I snapped a bunch of photos for you to see of the homes in this area so you could get a feel for what they look like.  I didn’t tour any models or get any updated pricing this time.  I simply wanted to capture what these new homes looked like from the street and get some shots of the construction.  I don’t recall if the Century community has any homes left to build.  That Diamondhead community may already be built out?  Regardless, I got some shots of what the final products look like.

With virtually no new home construction, at least from tract homes, between 2008 – 2012 there was a large void left in terms of supply.  Babies were still being made during those stagnant real estate years.  As values continued to go up year after year more of the usual homebuilders ratcheted up their operations again and started to develop the land that they had been holding for years.  The void of no new construction for years created somewhat of a boomerang effect to where new construction has been going full throttle for the past 4 years or so.  The effects of this is what has caused this sparsely populated stretch of land between DeWolf and Local from the east and west to Shepherd and Hwy 168 from the north and south to have a whole host of new homes in a short amount of time.

If you were to come see the Wathen & Wilson Historic Wawona Ranch Homes for Sale in Clovis CA. 93619, you would not be disappointed.  Alternately, if you were looking for an update of what is happening in the coveted Historic Wawona Ranch community regarding recent home sale and prices, look no further!  I frequently come back to this development because it seems like such a nice place to live with mostly single story homes and classy elevations, architecture and curb appeal galore.  Wading through the current low inventory crisis it is often that you will find that there have been few to no sales or few to no active listings in specific neighborhoods.  I found that there was enough real estate activity going on within this community that it was time for a quick update or market snapshot.

Looking at 152 Omaha Ave. I am surprised to see that this five bedroom and 3,076 sq. ft. home sold for a bargain price of $515,000.  I’m sure the neighbors are not happy about this sale.  This home was on the market for 238 days (way above the normal marketing time in this market) and was originally listed for $610,000.  After multiple price reductions it was last listed at $544,900 before it sold for $515,000, 94.51% of the last listed price.  Really the only knock on this home that I can see is that the backyard had no grass and was mostly dirt with some shrubs and trees.  Other than that, the only thing that I can see as a negative is that it backs up to a large parcel of land that will eventually be commercial/mixed use so you won’t really know who your neighbor is and if it will inconvenience any residents in the current neighborhood.  This Omaha house sold on 5/30/18 for a price per sq. ft. of $167, which is the lowest of all the five sales in the past six months.

The other four sales ranged from $183 – $219 per sq. ft. or from $470,000 – $705,000.  One home is pending in escrow at $689,000 and $215 per sq. ft.  There are only two homes that are actively listed for sale in MLS at this time.  Both of them are showing recent price reductions.  These two homes are both the 2,772 sq. ft. plan and they are asking about $515,000 and $505,000 for these remaining homes.

Perhaps the market is softening a bit for this neighborhood which is basically double the price of the average home sale in the Fresno/Clovis city limits.  It may be a good time to get yourself into one of these thoughtfully designed homes now that the summer buying season is starting to come to a close.  I know that personally I want to be in a home like these some day with a single story floor plan, a safe neighborhood and located close to shopping conveniences.

New construction is the new crave in the Fresno/Clovis region.  Buyers are tired of getting beat out of a bidding war on that perfect resale home that they really wanted.  They’ve thrown in the white flag so to speak on resale homes.  Or maybe they are tired of the constant fixing and updating that they are having to do on their home that has seen the greater of three decades of wear, tear and neglect.

We’ve gone through the depressed mortgage crisis era where short sales, REOs and straight up disgusting homes were selling on the market.  The fix and flip investment companies have had several years now of spit shining the diamonds in the rough homes and pumping out eye candy styled homes with the latest and greatest fixtures and features.  Because of this new elevated product level of flipped homes, buyers now are taking a more marksman approach rather than the shotgun approach to finding a home.  They are zoomed in on what they want and if they don’t see it or enough of it out there they will turn to new construction.  Not to mention if anyone is looking to move up in home, they will probably need to pay twice as much as they did for their current home in the last mortgage “depression.”  And even though they probably have to wait 6+ months to get that next new construction home they are happy to do so.

I decided to take a look and see what the recent sales and active listings showed in regards to pricing.  I was sort of blown away that 94 homes came up as sold properties in the past six months or those that are active or pending in escrow.  I have not even begun to look at the pricing as I’m still wrapping my head around the volume of transactions here during this current low inventory market.

58 homes have sold over the past six months.  The highest sale was for $799,500 but that is sort of an outlier as most homes in here are smaller tract homes (Wathen Castanos or Leo Wilson homes) on small lots.  But there are some custom homes built by Elite that are pushing the pricing north.  Of the sold homes the lowest went for $242,950 and the median sales price was $300,500.  The average sized home that sold was 1,755 sq. ft. and the average price per sq. ft. was $190.

Looking at what is actively for sale today there are 22 homes.  Of these the average price per sq. ft. is $198 and the homes are 1,849 sq. ft. on average.  The highest listed price is $639,000 for a 2,681 sq. ft. home on a 17,202 sq. ft.  lot.  You can view that property here if it is still active.

14 homes are listing as Pending or Pending Accept Backup.  This community of Harlan ranch is popular among young families, business professionals and those who are looking to downsize.  Of the 94 homes I surveyed (sold in the past six months or active/pending homes) 69 of them had lots that were less than 5,000 sq. ft.  Some of these were as little as 1,800 sq. ft. lots.  There were only five homes of the 94 homes that had lots above 10,000 sq. ft.  These 5 homes average $209 per sq. ft.
