You have probably noticed that there are many new homes being built when you drive around town. That is the case out in Harlan ranch as well where you can find Wathen and Wilson built homes for sale. I toured the Wathen "Artisan" models recently and snapped a few photos in the process. Who doesn't like to look at new home models right? That is what I figured so I will attach some of those for your viewing pleasure along the way.
I drew a little triangle around the Harlan Ranch area on my MLS map search so I could get a good feel for what houses are going for out in Harlan Ranch. I used locan as my western most boundary and the 168 freeway for my southern boundary and Shepherd for my north boundary. I searched back six month to get the sales history and discovered that there were 41 sales. Only six of the reported sales on the MLS were new construction. The 35 resale homes that sold averaged approximately $152 per sq. ft.
As advertised on their website, the Artisan homes come with five floor plans ranging between roughly 2,000-3,000 sq. ft. Those new homes are priced at anywhere between $142-175 per sq. ft. Now if you want upgrades I am sure you can add a few dollars to those numbers as well.
Of the 22 homes that are actively for sale in this area, nine of them are new construction or under construction. The resale homes are are still for sale average nearly $177 per sq. ft. Ironically the 9 homes listed for sale that are new or under construction are going for only about $161 a sq. ft. Now that may be why the resale homes are still active and not pending in escrow. But some could also have significant upgrades or be smaller in size warranting a higher price per sq. ft., etc. Previously Wathen built homes as little as about 1,200 sq. ft. in Harlan Ranch and in other areas of town.
