You may soon be asking yourself, "who should I hire to sell my house in Fresno, CA.?" Although prices have not jumped back up to what they were in the boom years and they probably won't for a very long time, we are noticing more of a stabilizing trend in home sales in the central valley. Although short sales and foreclosures still make up roughly 50% of the sold homes every month, prices are not plummeting like one would expect when half of the homes being sold are "distressed properties." If you are wanting to upgrade your house or your plot of land, now is a good time to get into a bigger home with potentially a bigger yard too since prices are very reasonable and interest rates are still at an all time low somewhere in the high 3%-low 4% range. Maybe you don't want a bigger place but you would like a smaller place with more of a low maintenance backyard. Now is a good time to downsize because prices are cheap and they may even be as cheap as they were when you bought your home 10-12 years ago! Maybe you want to set yourself up in a place for retirement with a scenic view on the outskirts of town or in the local foothills. Perhaps you would just like a better neighborhood and what better time to pick your neighbors than now when prices are affordable.
If after reading the first two paragraphs of this blog and you are now wondering, "who should I hire to sell my house in Fresno, CA," then maybe I have convinced you that now is the time. If so, who will you pick? Should you go with the firm or agent with the most national exposure? Should you go with the agent or firm with the most local exposure? As real estate agents or professionals, Realtors, etc., we sell service more than we really sell real estate. I am hesitant to ever try and sell someone a particular home. I never want to be blamed down the road as the main factor in why someone purchased the house that they have come to hate. So, I sell service and by that I mean that I expose buyers to the market and let them make informed decisions. I make myself available to show buyers what inventory is on the market. Usually buyers get tired at looking at homes before I do! My service to sellers is getting their home displayed on the market in "hyper-local" ways. I get them exposed not to people who are searching for real estate nationally, but I get them exposed to people who are looking for your particular house in your particular neighborhood. It is a more calculated home sales approach. It is not the shot gun blast approach to selling real estate but the sharp shooter approach.
