If you are searching for a gated community in Clovis CA. 93619 then you probably have stumbled upon the Leo Wilson Kings Crossing homes. Other than Monte Verdi Estates and Quail Lakes, this may be the nicest gated community in all of Clovis. The HOA fee is reasonable as it only covers the security gates and some green belts/landscaping in the common areas. Most of the listings that I see have the HOA between $68-$91. Those fees may change at any moment. There are two separate Kings Crossing communities. One of them is on the west side of Minnewawa and the other is on the east side of Clovis. Both are between Teague and Sheperd Ave from the north and south.

One of them is on the west side of Minnewawa and the other is on the east side of Clovis. Both are between Teague and Sheperd Ave from the north and south. In the past six months there have been seven sales in these two neighborhoods. Those sales have ranged from $337,000-$410,000. These sales ranged from 2,031 - 2,721 sq. ft. On average these sales went for nearly $162 per sq. ft. Two homes are currently pending in escrow and there are four homes listed as active sales. Interestingly enough these four homes that are actively for sale are all the 2,721 sq. ft. floor plan. These homes are listed between $395,000 - $449,500. The locations of these communities are ideally situated near Woods Elementary and the Buchanan Educational Complex. The community along Clovis Ave. is bordered by a Dry Creek and the Dry Creek running walking path. This path starts at Sunnyside and Shepherd Avenues and continues for 2.5 miles until it reaches the Clovis Old Town Trail which goes another 5.8 miles. As a result, this community is ideally located for those who like to stay active and be outdoors in this warmer central valley climate. If there is one negative aspect about the community it is that the front yards are very small. The homes almost sit on the curbs. As you drive through the streets you may get a claustrophobic feeling. The lot sizes average about 7,000 sq. ft. with many in the 6,000 range but others from 10,000-12,000. Jason, I spent most of my life in California and traveled around the state, but I am not familiar with Clovis. These homes in a gated community are at a great price point for such nice construction, and should make for some happy buyers!
